Privacy policy 

We value your privacy and will not share your personal information with anyone subject to exceptions allowed by law. However, please note that reviews supplied through the site may be viewed publicly.

General conditions

We reserve the right to refuse service to anyone for any reason at anytime.

We are not responsible if information made available on this site is not accurate, complete or current.

Prices for our service are subject to change without notice.

You agree not to reproduce, duplicate, copy, sell, resell or exploit any portion of the service. Use of the service or access to the service or any contact on the website through which the service is provided without the express written permission by us.

Cancellation Policy

Should Glenn Sewell need to cancel the booking, a full refund will be given.

Any cancellations due to severe natural disasters (for example Bush Fire) will receive a full refund.

If the tenant cancels within one week of their booking being accepted, a full refund will provided. If the tenant wishes to cancel after this initial one week period no refund of either deposit or full payment will be made.

Part cancellation of a booking will not be accepted.

Short term lease

This document outlines non negotiable conditions for the short term tenancy of the property located at 62 Sunset Strip, Manyana, NSW and is issued without alteration.

This is an agreement between the property owner, Glenn Sewell, and the tenant. In securing this booking, the tenant agrees to uphold all specified terms and conditions:

·       The agreed arrival time is anytime after 3:00 PM and the agreed departure time is anytime prior to 10:00 AM.

·       Should guests not depart prior to 10:00 AM on their day of departure – without written approval from the owner (unless that approval is later revoked) – they will be charged $100 plus $50 for every 15 minutes of time (or part thereof) that their departure is delayed. For example, should guests not depart until 10:35 AM, they will be charged $100 plus 3 * $50 (35 minutes is within the third quarter of the hour), totaling $250.

·       Bed linen and towels are provided as optional extras only. Bed linen is available for $30 per queen size double bed and $15 per single bed. This allows for nominated beds to be made up with freshly laundered bed linen prior to your arrival. Towels are available for $10 per person. This allows for the provision of a freshly laundered bath towel, hand towel and face flannel per person and, in addition, bath mats and tea towels.

·       Should the tenant request on-site assistance, such assistance will attract a $50 call out fee plus $120 per hour charged in 15 minute segments, plus the cost of any goods and/or service provided. For example, should the tenant arrive and then request to make up and provide bed linen for an additional two single beds that takes 25 minutes to complete, such a request will attract an additional charge of $50 plus $60 (25 minutes is within the second 15 minute segment of the hour) plus $30 (for the cost of the bed linen). No such charges will apply should the requirement for on site assistance be due to no fault of, nor previous decisions made, by the guest.

·       Electricity charges are inclusive of the tariff.

·       The garages are not available for tenant use.

·       Phone calls made via the land line to local, national and emergency numbers are inclusive of the tariff. Phone calls to any other numbers will be charged to the tenant at the nominal Telstra rate.

·       Every endeavour is made to ensure that there is enough gas to allow the tenant to use the barbecue during their stay. However, should the gas bottle require refilling, it is up to the tenant to pay the required fee.

·       The tenant agrees:

–        to accept all responsibility for their own and their guest’s actions and that in making the booking, they have not misrepresented themselves in any way;

–        to close and lock all external doors whenever leaving the house;

–        to maintain and leave the property in a neat and tidy condition. The tariff allows for some cleaning, however, should additional cleaning be required, it will be charged out at $75 per hour;

–        that neither they, nor any of their guests, will either smoke or vape within the premises, and should they choose to smoke outdoors, no cigarette butts will be discarded around the property, with all cigarette butts being disposed of in the external rubbish bin;

–        that the property, or any part thereof, shall not be used for any purpose other than as residential  accommodation and that no more than nine individuals, including all children and all adults, are to be accommodated;

–        that no vehicles will be driven over or parked anywhere other than the street or driveway (driving over or parking on the grass is strictly prohibited).

–        not to assign, nor sub-let the whole or any part of the property;

–        to pay the cost of repair and/or replacement of any damage to the house, it’s furnishings and/or it’s landscaping that occurs during the course of the tenancy, excluding that damage caused by natural storms and/or floods;

–        not to remove any furniture, effects or anything else from the property;

–        not to keep any animal or bird on the property;

–        not to clean fish or open oysters on the property;

–        that no responsibility is taken by Glenn Sewell for any of the tenant’s or their guest’s personal property left at the property;

–        that neither they, nor any of their guests using the premises, shall be guilty of conduct which is a nuisance or annoyance to adjoining or neighbouring occupiers or illegal in any nature;

–        to treat the property and surrounding neighborhood with respect;

–        to allow Glenn Sewell and/or his agent/s to enter and view the state of the premises at any time;

–        that should they, or any guests, choose to break any of these conditions, they do so in the full understanding that they forfeit any and all security bond paid and, in addition, they risk immediate eviction without refund.
